According to the decision, Besip Bac Giang Housing Development Joint Stock Company has been designated as the project's investor. The development will cover approximately 0.78 hectares, with a preliminary investment of more than VND 681.6 billion (approximately USD 26 million). The project will be built on land plot C-OXH-08 under the Subdivision Plan for Zone No. 4 of Bac Giang Urban Area in Bac Ninh province.
The project comprises two 20-storey social housing apartment buildings sharing a common podium, together with internal roads, parking areas, landscaped green spaces and other supporting technical infrastructure. The buildings will have no basement and a building coverage ratio of around 40 per cent, with a total construction footprint of approximately 3,120 sq.m.
The development is expected to provide about 561 apartments, ranging in size from 67 sq.m to 76 sq.m, accommodating approximately 1,004 residents. The ground floor will include the entrance lobby, commercial and service areas, parking and technical facilities. The second floor will be dedicated to parking and building services, while the third floor will feature residential units alongside a swimming pool, community facilities and shared public spaces. Residential apartments will occupy floors four through 20.
The project has an operational term of 50 years from the date of investment approval. Implementation is scheduled over 30 months. Land procedures, site clearance, preparation and approval of the feasibility study, design work, fire safety approval, construction permitting and groundbreaking are expected to take place between the third and fourth quarters of 2026. Construction is scheduled to run from the fourth quarter of 2026 through the fourth quarter of 2028.
Once completed, the A Lu Social Housing Project is expected to expand the supply of affordable housing in Bac Ninh, improving access to quality homes for low-income households and other policy beneficiaries. The project is also expected to support the province's efforts to promote sustainable and modern urban development in Da Mai Ward.
